Question 1

What is an EPC and do I need one?

Accepted Answer

An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). You legally need one when selling or renting a property in the UK. EPCs are also required for new builds and properties that have been significantly modified. They are valid for 10 years from the date of issue.

Question 2

How long does an EPC assessment take?

Accepted Answer

Most EPC assessments take between 30 and 60 minutes depending on the size and complexity of the property. I'll need access to all rooms, the loft if accessible, and your heating controls.

Question 3

How quickly will my EPC be lodged?

Accepted Answer

In most cases your EPC is submitted to the national register the same day as the assessment. You will receive your certificate number and a copy of your EPC via email as soon as it is lodged.

Question 4

What does the assessor need access to?

Accepted Answer

I'll need access to all rooms in the property, the loft space if accessible, and your heating controls including the boiler and thermostat. If you have solar panels or other energy features, any documentation you have will be helpful.

Question 5

How long is an EPC valid for?

Accepted Answer

An EPC is valid for 10 years from the date it was issued. You can check whether your property already has a valid EPC on the government's official register at https://find-energy-certificate.service.gov.uk/
